ZuriMap combines official public data, derived estimates and modelled lifestyle scores. This page makes those categories explicit so you can judge which signals are strong enough for your decision.

Use ZuriMap to compare and shortlist—not as an appraisal. Quartier averages can hide major differences between streets, façades, floors and individual buildings. Confirm noise, travel time, safety and rent at the exact address before signing a lease.

Three kinds of evidence

Official measurement

A published statistic, measurement or mapped feature from a public authority.

Derived estimate

A calculation based on published data, such as a normalized density or estimated new-lease rent.

Modelled score

A 1–10 comparison created by weighting several source layers. Useful for ranking, but not a measured fact.

Core sources and transformations

Rent Official survey + derived estimates

Guide and map rent references use the 2024 City of Zürich survey: 3-room private rentals, net monthly rent, existing leases of all ages. Some quarters share the same survey area. The address brief allows 2-, 3- and 4-room groups. Estimated new-lease figures model lease-age differences; they are not live asking rents. Original survey.

Commute and access Estimated

Commute-to-HB values are directional estimates from representative quartier locations, including typical access and public-transport travel time. They are not live routing and do not account for a specific building, departure time, disruption or mobility needs.

Schools, parks and daily services Official points + OpenStreetMap

Schools, kindergartens, daycares, playgrounds, parks, badis, health facilities, recycling points and community centres are cached from the City of Zurich Open Data portal. Supermarket coverage uses OpenStreetMap. Density and proximity scores are derived from these point locations.

Population and quarter boundaries Official statistics

Population, international-resident share and geographic boundaries use City statistics and geodata. The City's Kreise und Quartiere page provides the official administrative context.

Overall and persona scores Modelled

Overall fit, family, budget, young-professional, nature and similar scores combine normalized source layers with explicit weights. They express a decision preference, not an official assessment. The location score uses Overall priorities by default. You can choose another priority in Settings; your choice is saved on this device and applies across addresses. Affordability compares modeled area rents across Zürich. Personal rent budgets and apartment asking rents do not affect the location score.

Estimated summer comfort · beta

The address brief and comparison show three relative overheating levels for matched buildings: more prone, typical for Zürich, or less prone. Ratings compare modelled buildings in a fixed August 2023 weather test without active cooling. Even a relatively better building can overheat. Results are automatic, uncalibrated estimates with low confidence; the displayed scenario range is not a statistical confidence interval. No indoor temperatures are measured and apartment details do not change these precomputed ratings.
